Central Tucson

Central Tucson!  It's a great place to buy and own a piece of real estate and it's the template for "conveniently located".  In Central Tucson, you have the benefit of living in a quiet, comfortable and cozy neighborhood and the convenience of nearby shopping centers, malls, movie theaters, parks and much, much more.  You can get practically anywhere in the greater Tucson area within 30 minutes.  Park Place Mall , Tucson Mall , Reid Park Zoo , University of Arizona ,  Himmel Park, and more are all located in the Central Tucson area.  I would venture to say that there is more to do in Central Tucson than there is in all other parts of Tucson combined and the uniqueness of the area continues to baffle me.  Every now and then I still find myself coming across a little nook or cranny of a neighborhood that I was unaware of.  A little street set in the back of a community that I'd never seen and I wonder at the time, "How'd that get there".  And the homes are beautiful!!!    

 

The area that is known as Central Tucson covers a rather large area of real estate.  Roughly, the Central Tucson area borders the Rillito River to the north, Stone Avenue to the west, 22nd Street and down to Golf Links to the south and Wilmot Road to the east.  That's alot of territory.  That also offers a wide range of homes for sale with differing neighborhood character, home styles,  home construction, prices and just about any other characteristic you look for when considering a neighborhood to find a home to buy in.

 

This area of Tucson contains an abundance of historic neighborhoods from Armory Park to the ever popular Sam Hughes, to the ultra luxurious El Encanto.  This is just to name a few of them.  We can't leave out Blenman Elm, Miramonte,Old Ft. Lowell, Feldman's, Hill Farm, and another one of my favorites, Winterhaven and their annual  Festival of Lights.  This is only a fraction of the friendly neighborhoods available in Central Tucson.  It's amazing.

 

With the aforementioned Himmel Park and Reid Park, there is no shortage of parks in Central Tucson, but the key is finding the little hidden ones that defy logic as to why they're even there.  Yes, you can get online and see where the parks are in Central Tucson.  That's fine, but nothing beats that feeling of driving through a neighborhood and haphazardly coming across a hidden gem of a park that's mysteriously located deep in a neighborhood.  You'd never even notice it from one street away. 

 

With regards to home architectural styles,  Central has it all.  Santa Fe, Territorial, Ranch, Bungalow, Southwestern, Contemporary, Spanish and many more.  No cookie cutter homes here.  If you're looking to buy a home in Tucson and you've decided on what type of construction you want,  odds are you'll find it in Central Tucson. You'll find burnt adobe, masonry stucco, brick, slump block and more.  If they make it,  Central has it. When it comes to sizes,  Central Tucson has it covered.  You can find a house to call home with less than 1000 square foot or you can find one with over 4000 square foot.  The world is your oyster here in Central.

 

Home ages.  You can buy a home that was built at least as far back as the 1930s or you can buy a home that has just recently been built.  Like I said,  you have a variety of everything to choose from in this area.

Real Estate prices in Central Tucson range from under $100,000 to over $1,000,000.  Tucson Real Estate for everyone's budget!!  Whether you're that buyer looking to own their first house, invest in a rental property or you're the one looking to buy a home to retire in,  Central Tucson has something for you.  There are alot of hidden treasures in the Central Tucson area.  Alot of quirky little shops and restaurants that aren't well known.  It is a very unique, convenient and smart place to own a house and call home.
